Selling

Thinking of selling your Montreal West Island home?
While selling your home is a business transaction, emotions also come into play. It’s the yin and the yang of selling a home, the art and the science.
O. & L.
I use both art and science to sell your home, to make it stand out from the competition. How?
By making sure your home is:
- Looking spectacular, with professional home staging and professional photography.
- Priced well for the market.
- Seen by as many potential buyers as possible, using the Internet, social media and the latest smartphone technology, as well as traditional forms of real estate advertising.
Professional Montreal home staging and photography
Many home buyers won’t even visit a property if it doesn’t look smashing in the online pictures, so we need to put your best house forward.
How do we do this? With professional home staging and professional photography.
I’m a Canadian Staging Professional™, so staging is my gig. Since I’m not a professional photographer, I hire one to photograph my listings.
Good staging helps the buyer:
- fall in love with the home;
- picture themselves living there;
- imagine a great lifestyle; and
- feel as if they could move right in.
But home staging goes well beyond dressing a home up so that it looks great in pictures. I typically work with my clients for weeks before we actually put their home on the market, helping them choose paint colours, take care of outstanding maintenance issues, de-clutter, and add a few key updates.
The actual “dressing” or “showcasing” of the house is simply the final step in this process.
Professional home staging and professional photography are two critical factors to making sure your home looks its best, both in person and on the Internet. And both are included at no cost to you when you hire me to sell your home. I don’t see this as a “premium” service, to be offered only in select cases; I see it as part of my job as a Montreal real estate broker in 2011.
Pricing
L. Coté
All the home staging in the world will not sell an over-priced home. Any professional stager will tell you that.
So when it comes to pricing your home, I’m not pulling a number out of a hat.
I have a background in research and a head for numbers. And I’m a stickler for details – which is a good thing when we’re dealing with what may be your biggest asset.

My recommendations are based on solid analysis, which I will present to you so that we can go over the information and determine our approach together.

Almost all of today’s savvy buyers begin their search for a home on the Internet. It is therefore my job to make sure your home shows up in as many places as possible on the Internet.
Of course, I take advantage of the MLS and Centris. But I also market my listings on Twitter, Facebook, LinkedIn, LuxuryRealEstate.com, Lakefrog.com, my website, my blogs here and on ActiveRain (an online network of 200,000 real estate professionals) and on REMAX-Quebec.com, the most visited real estate website in Quebec.
The goal
My goal is the same as yours: to sell your home for top dollar and minimal hassle – allowing you to move on to the next stage in your life.
